  • I guide you through what actually matters and what doesn’t. Some improvements help. Many don’t. I help you focus only on the changes that increase buyer perception and protect your time and money. Decluttering, staging guidance and minor upgrades that actually matter.

  • Your home is professionally photographed and presented online where buyers are actually searching. The goal is maximum exposure in the first 7-10 days, when interest is highest.

  • I manage communication with buyers and agents, track feedback, and build negotiating leverage. When offers come in, I walk you calmly through every term so you can make an informed decision.

  • I’m there to protect your interests, maximize sale price, and ensure a smooth transaction. We evaluate offers objectively. Review price, deposit, closing date, conditions (financing, inspection, subject removal), and any concessions. I advise strategy, recommend acceptance, counter-offer, or rejection based on market conditions, comparable sales, timeline, and your priorities.
